A small, owner-operated land company. We buy rural parcels, do the diligence, price them honestly, and sell them straight to the people who want them.
Raw land is one of the last corners of real estate where an ordinary buyer can still deal directly with an owner. It is also one of the easiest places to get burned — parcels with no legal access, zoning that forbids the thing you bought it for, boundaries that do not match the map, taxes nobody mentioned.
Most of that damage comes from missing information rather than bad intentions. So the whole model here is to put the information on the page: parcel number, acreage, legal description, access, zoning, utilities, taxes, and a direct link to the county's own records so you can check every claim we make without asking our permission.
We sell land we own. That is the entire business. We are not a marketplace, not a broker, and not an agent for anyone else — which means there is no commission built into your price and no third party whose incentives differ from ours.
How we operate
Publish the bad parts
If a parcel has no legal access, sits in a floodplain, or has back taxes attached, that goes on the listing. Finding it out later is what makes people hate this industry.
Price it once
The number on the listing is the number. We are not running an auction, and we are not marking it up so we can discount it back.
Sold listings stay up
Every parcel we sell stays published with what it sold for. It is the only honest way for a buyer to judge whether our pricing is fair.
Say "I do not know"
County data is wrong often enough that certainty is usually a lie. When we have not verified something, we say so instead of guessing confidently.
Where we buy
We look at rural and recreational parcels across the United States rather than restricting ourselves to one region. Whatever is currently available appears on the land for sale page, and if you are looking for something specific in a particular county, tell us — we buy to order more often than you would think.
