Buying
Are you a real estate broker?
No. Nago Lands LLC sells land it owns. We are not licensed brokers and we are not acting as your agent or anyone else's. That also means there is no commission added to your purchase price.
Can I visit the property before buying?
Yes, and you should. The land is unimproved and generally accessible. Ask us for directions and coordinates, and understand that you visit at your own risk — rural parcels have terrain, wildlife, and sometimes neighbors with strong opinions about roads.
How accurate is the information on a listing?
It comes from county assessor and GIS records, which are wrong more often than people expect. We publish it because it is the best starting point, not because it is authoritative. Verify anything you are relying on before you buy.
What kind of deed do I get?
It varies by parcel and is stated on the listing. Where we can convey a warranty deed we do. Some parcels convey by special warranty or quitclaim, which changes what is guaranteed about the title — if the listing says quitclaim, budget for a title search.
Do you use a title company?
For larger and financed purchases, yes. Small cash purchases can close directly with a recorded deed to keep costs down. You can always require a title company or closing attorney, and we will not talk you out of it.
Are there back taxes or liens?
Not on parcels we sell — we clear tax delinquency before listing. If anything is outstanding on a specific parcel it is disclosed on that listing.
Can I build on it?
That depends entirely on county zoning, setbacks, septic feasibility, and sometimes an HOA. We publish the zoning we find, but the only answer that counts comes from the county planning department. Call them before you buy if building is the plan.
Owner financing
How does owner financing work?
We carry the note ourselves: a down payment, then a fixed monthly payment for a set number of months. No bank, no credit check, no prepayment penalty. The terms are printed on the listing.
Do you run credit?
No. The land secures the arrangement, so there is no credit check and no loan application.
What happens if I miss payments?
That is governed by the financing contract, which you receive and can have reviewed before signing anything. We would rather work with you than unwind a deal, but the written terms control. Read them.
Can I pay it off early?
Yes, at any time, with no penalty. Once the balance is paid the deed is recorded in your name.
Selling to us
Will I get market value?
No, and we will not pretend otherwise. A direct cash offer trades price for speed and certainty. If your parcel is easy to sell and you can wait, a local agent will likely net you more — we will say so if that is the case.
What do you need to make an offer?
The county and the assessor parcel number is enough to start. Anything you know about access, back taxes, or liens speeds it up.
Do I pay any fees?
No commission and no listing fees. We cover standard closing costs on the purchases we make.
